Survey & fixed quote

Two weeks · €450 · refunded on signing

We visit the property in person. You receive a written scope, a fixed-fee quote, and a realistic timeline. Everything priced before work begins.

Works on site

Weekly photographs · your timezone

We run the site. One project manager is your single point of contact, by phone, email, or WhatsApp. Written updates with photographs every Friday.

Handover

Cleaned, snagged, filed

The house is professionally cleaned. The snag list is closed. Manuals, warranties, and certificates are filed and sent to you. You arrive to a home that is ready.

Every Friday you receive an email with the week's progress, the week's photographs, what is scheduled next, and where the budget stands. No surprises.

One project manager, in your language

You speak to the same person every week. Our team works in English, Spanish, and Dutch. They handle the trades, the architect, and the town hall so you do not have to.

Vetted, long-standing trades

We work with the same ten teams of carpenters, tilers, electricians, and plumbers. They know our standards. We pay them on time, which is why they pick up the phone.

Permits, licences, and the town hall

Obra mayor, obra menor, licencia de ocupación. We handle the filing, the architect, and the questions from the Ayuntamiento. You sign where indicated.

Insured, registered, and declared

Full civil liability and decennial insurance. Registered in Spain as MHS S.L. Every invoice carries IVA. Every payment is on the record.


Common questions

The eight things our clients ask first.

If your question is not here, ask us directly on a call. We answer plainly and in writing.

Every project begins with a paid survey and a written fixed-fee quote. That number is what you pay. If we miss something in the scope, we absorb it — the only time the price changes is when you ask for a change, and we price it in writing before we begin. Over the last forty projects the final invoice has been within 3% of the original quote on average.

Most of our clients visit twice during a project: once at the survey, and once at handover. Between those visits we send a written update every Friday with photographs, and your project manager is reachable by email, phone, or WhatsApp in your timezone. You can call the shots without being in the room.

We do. That includes the architect, the licence application, the neighbour notifications, and the back-and-forth with the Ayuntamiento. We file in your name, keep you copied on everything, and walk you through what you are signing before you sign it.

A full renovation in our region runs roughly €1,000–€2,200 per square metre, depending on the condition of the house and the quality of finishes. A light cosmetic refresh is less. A structural gut-renovation of an old masia is more. We will give you a ballpark on our first call, and a fixed quote once we have surveyed the house.

Three months for a kitchen or a bathroom. Six to nine months for a full apartment. Nine to fourteen months for a village house or a villa, depending on permits and structural work. We give you a realistic timeline at the quote stage, and we track slippage week by week.

That is the case for most of our clients. Our team works day-to-day in English, Spanish, and Dutch. German and French are covered by partners. Every document we ask you to sign is translated, and your project manager handles all trade communication in Spanish on your behalf.

Yes. MHS S.L. is registered in Valencia (CIF B-00000000). We carry full civil liability insurance and the decennial (ten-year) structural insurance required by Spanish law. Every invoice we issue carries IVA. Every payment goes through the books.

Valencia city, the Costa Blanca from Dénia to Altea, and the inland comarcas as far west as Requena. If your house is outside that area, tell us — we occasionally travel further for the right project.
